- Primary audience: decide whether the concept is led by toddlers, children aged 4–8, mixed-age families, or larger family entertainment visits.
- Visit occasions: model open play, birthdays, school breaks, group bookings, and weekday parent-and-child sessions separately.
- Competitive position: choose a clear reason to visit, such as premium design, inclusive play, strong food service, or high-capacity parties.
Build the investment case around the site
Rent per square metre matters, but building suitability can matter more. Ceiling height, column spacing, emergency egress, floor loading, utilities, parking or transit access, visibility, acoustic control, and permission for the intended use can change both capital cost and capacity. Before signing a long lease, involve the landlord, local design professionals, fire authority, insurer, and equipment partner.

Model revenue by day type rather than applying one annual attendance estimate. Separate quiet weekdays, weekends, holidays, and party peaks. Then stress-test the result for a slower ramp-up, higher labour cost, weaker café spend, and a delayed opening. Key assumptions should include usable capacity, paid visits, average admission yield, party volume, food and beverage spend, membership mix, labour hours, rent, utilities, cleaning, maintenance, payment fees, and marketing.
A sensible decision gate is not “Does the base case look profitable?” but “Can the business remain liquid if opening is delayed or attendance reaches only the conservative case?” Maintain an explicit contingency and adequate working capital.
